The Best Day to List a Florida Home

One would think the top day to list a home is the same across the state of Florida, however, that is definitely not the case. Listing a home at the ideal time is often a challenge and a question asked by our customers. A recent analyzation of the best day to put a home on the market was done by Realtor.com.

The average of all locations was none other than April Fool’s Day. You got it, April 1 proves to be the best day to list your home.

Here is a list of the best dates in 2019 to list your home by location:

  1. Jacksonville – March 31 proves to be the best day, which is only one short day from April 1.
  2. Orlando-Kissimmee-Sanford metro area has a peak listing day of April 14.
  3. The peak for Tampa-St. Petersburg-Clearwater is surprising as it doesn’t occur until early summer, June 9.
  4. The Miami-Fort Lauderdale-West Palm Beach completely changes direction as their peak day to list of a home is August

As “June is often considered the peak of home buying season,” says Danielle Hale, Chief Economist for Realtor.com, “our analysis found the first week of April is best for sellers looking to maximize list price, and also reduce the risk of price cuts and competition from other sellers.”

In addition to the reasons listed above, there are many additional benefits to listing your home in the first week of April (according to Realtor.com).

  1. On average, homes see 14 percent more views.
  2. Homes also have 5% less competition as they beat the summer rush.
  3. Homes are likely to sell an average of 6 days faster, which is 9% faster than usual.
  4. Homes are less likely to take a price cut.

In addition to the items listed above, another substantial contributing factor is the decline of mortgage rates from November 2018 According to Realtor.com, rates have dropped .5% and are now below 4.5%. These lower rates could entice buyers to purchase their dream home earlier than usual.
